Developer Camrost-Felcorp is converting the existing 31 storey old Four Seasons hotel into luxury condominiums.  Built in 1971, this hotel building was the catalyst in transforming Yorkville from a village of coffee houses to a luxury destination.  As the place "to be seen" in Yorkville, it has a rich history of being a famed stomping ground for celebrities and socialites and each September plays a major role in the Toronto International Film Festival.

Located on the south east corner of Avenue Road and Yorville Avenue, the building's transformation inlcudes the addition of vertical glass accents in patterns of opaque and transparent enamelled glass to the existing two story podium. These first two levels will be devoted entirely to retail space refreshing the sizeable commercial footprint along Yorkville Avenue and Avenue Road.

Above the two storey podium, the conversion involves a complete revamp of each hotel floor. With prices starting in the mid $300's, suite designs range from bachelors, one bedrooms, one bedrooms plus den, two bedrooms and penthouse floor plans.  

Working with the original elements of the existing hotel, suite ceiling heights are eight feet high and most suites will have at least one large bay window to take in the spectacular views of the Yorkville neighbourhood.  The balconies featured in corner guestrooms of the hotel will be enclosed with glass and incorporated as extra indoor living space in the new floor plans of the converted units.  21 Avenue Road Old Four Seasons Hotel Yorkville Plaza Condominiums Annex Toronto Victoria Boscariol Chestnut Park Real Estate

Standard suite features are laminate plank flooring in all areas except bathrooms and laundry spaces, mirrored sliding closet doors in bedrooms, stone countertops and custom designer cabinetry with soft close drawers and doors in the kitchen.  Each suite is outfitted with an appliance package that includes a combination one piece washer/dryer, a two burner smooth-top electric cooktop, built-in microwave, refrigerator with bottom-mount freezer, a drawer dishwasher and an overhead stainless steel kitchen hood fan. Each unit has individually controlled seasonal heating and air conditioning. All suites come with a locker.  Parking is $65,000 per spot for select suites only.  Unit sizes start from the smallest floor plan of the 350 square feet Pied A Terre (bachelor).

Camrost Felcorp is proposing a second stage of the project which involves the addition of two new buildings.  A 39 storey new condominium tower directly south of the existing building and a 10 storey building on Yorkville Avenue just east of the existing tower.  Currently Starbucks and a cigar store occupy the area where the 10 storey building will be located.  Both buildings will feature retail on the ground and second floors and the remaining levels will house residential condominium units. The two new buildings would provide an additional 372 condo units on top of the 511 suites in the existing tower with a total of 278 parking spaces for all three buildings. 

Camrost-Felcorp is not new to retrofitting as they are the developer currently converting the Imperial Plaza office building at Avenue Road and St. Clair into residential condominiums.
