Yorkville Toronto New Condo Developments Proposed Victoria Boscariol Chestnut Park Real Estate

145-185 Davenport Road
181 Davenport Yorkville
Mizrahi Developments plans to build a new 12 storey condominium tower on the site of 145-185 Davenport Road where currently sits a 3 storey office building.  The project is called 181 Davenport Yorkville will be topped with glass-enclosed sky penthouses.

89 Avenue Road
Howard Johnson Hotel

Freed Developments has bought the 8 storey Howard Johnson Hotel in Yorkville at 89 Avenue Road. The site has a forty-five foot frontage and is sandwiched between the Hazelton Lanes Shopping Mall to the south and the Residences of 99 Avenue Road condominium to the north.

The developer has put in an application to construct on the site a new hotel and residential condominium building of 28 storeys with a 6 storey building at the rear.

30-50 Bloor Street West
Holt Renfrew Centre
Morguard Investments and Pensionfund Realty has submitted an application to the City of Toronto to redevelop the multi-level retail complex at 50 Bloor Street West which starts from Mayfair Mews and goes west along Bloor to Holt Renfrew. 

The proposal entails creating two new unique building features.  The first element is creating an 8 storey commercial podium beginning at Mayfair Mews that extends along Bloor Street West and retains the four level Holt Renfrew store but adds four more storeys plus a rooftop garden on top of the flagship luxury department store.  The 8 storey podium will be made up of retail space and offices.

The second element is building a 72 storey residential condominium tower plus 3 building service levels that sits on top of the 8 retail podium but does not extend over Holt Renfrew as the rooftop garden above Holt Renfrew becomes part of the amenities for the condominium building.  The condominium tower will be made up of approximately 600 units divided into three sections.  Levels 11-38 will be the Garden Terrace Suites, followed by the City View Suites on floors 41-65 and topped off with the Sky-garden Penthouses on floors 68-80.  The new address for the condominium building will be 30 Bloor Street West.

There are also plans for 6 level underground parking garage under the condominium tower at 30 Bloor Street West consisting of approximately 620 parking spaces for the condominium residents and commercial tenants.

York Square Site
Developer Empire Commmunities
Developer Empire Communities is proposing to build a 38 storey residential condominium tower on the northeast corner of Avenue Road and Yorkville Avenue.  

The first two storeys will be retail and the condominium portion will feature 342 residential condo units comprised of 214 one bedroom units and 128 two bedroom units.  Units on the eastern side of the building will feature balconies.  The amenites for the condo building will take up the entire 5th floor and part of the 3rd floor.

The five level underground parking garage accessed from Avenue Road will have 247 parking spaces, 203 parking spots for the condominium units and 44 spaces for visitors and commercial.

Currently on the site sits a group of two and a half storey commercial buildings which frame an interior courtyard called York Square which are occupied by commercial businesses including Il Posto Restaurant, Endiva, Blyth Academy, Ingram Gallery, Pure & Simple, Vidal Sassoon and Seen Visioncare. 

York Square also provides a pedestrian link from Yorkville Avenue to the Hazelton Lanes Shopping Mall which features Whole Foods, the upscale organic grocer.  Hazelton Lanes made headlines recently when it was sold this past fall to First Capital Realty Inc. for $110 million.   

The proposal for development also includes a plan for a new pedestrian passageway from Yorkville Avenue to Hazelton Lanes that will be adjoined to the internal residential lobby of the condominium tower.

The York Square site is located directly across the street from the Old Four Seasons Hotel now known as the New Residences of Yorkville Plaza where the hotel tower is being converted to condominiums and two new additional towers will also be built on the site. 

Britt Residences At Bay & Wellesley
(formerly The Sutton Place Hotel) 955 Bay Street

The Sutton Place Hotel has been purchased by condominium developer Lanterra who plans to add 9 storeys to the 33 storey building and convert the 375 hotel rooms into 600 residential condominium units and add restaurants and retail space. Located on the north east corner of Bay Street and Wellesley Street West, the Sutton Place Hotel first opened its doors to the public in 1967.

94 Cumberland Street
Developer Minto

Developer Minto is set to erect a new residential condominium located on the north east corner of Cumberland at Bellair. The project consists of a 26 storey mixed use building containing 105 residential condominium suites - 29 one bedroom units and 76 two bedroom units. The first three levels will be devoted to retail and there will five levels of underground parking with 79 parking spaces. Currently on this site is a nine storey commercial office building which will be demolished.

37 Yorkville Avenue & 50 Cumberland Street
Developer Minto

Toronto City Council has approved the sale of the city owned Green P Yorkville Cumberland Parking Garage to Developer Minto.   Located directly south of the New Four Seasons Hotel & Private Residences, it started out as a surface parking lot in the mid-1950's and in 1974 was developed into a 1000 space parking garage. 

The footprint of this property expands across the entire city block as it fronts on both Yorkville Avenue to the north and Cumberland Street to the south.   The six storey garage has both a retail component with the Shops of the Village Arcade including Dinah's Cupboard and an office space component. 

Developer Minto is proposing to build two condominium towers on the site, one 55 storeys and the other 69 storeys high which will house 1166 residential condo units. The 11 storey podium of the project will feature retail space on the first and second floors and then seven levels of above ground parking. Approximately 802 parking spots will be provided for public parking through the Toronto Parking Authority on floors three to nine. Three levels of underground parking, 370 spaces, will be alloted for residents of the condominium towers.

With the sale slated to close in 2015 the design work is in the early stages.  Initially as the project goes into the construction phase, the Yorkville neighbourhood will lose 1000 parking spaces and then it will gain back 800 public parking spaces once the project is complete.

21 Avenue Road (Old Four Seasons Hotel)

Developer Camrost-Felcorp is converting the existing 31 storey old Four Seasons hotel built in 1971 into luxury condominiums.  With prices starting in the mid $300's, suite designs range from bachelors, one bedrooms, one bedrooms plus den, two bedrooms and penthouse floor plans.

A second stage of the project involves 
the addition of two new buildings.  A 39 storey new condominium tower directly south of the existing building and a 10 storey condo building on Yorkville Avenue just east of the existing tower.  Starbucks and a cigar store once occupied the area where the 10 storey building will be located.  Both buildings will feature retail on the ground and second floors and the remaining levels will house residential condominium units. The two new buildings would provide an additional 372 condo units on top of the 511 suites in the existing tower with a total of 278 parking spaces for all three buildings.

Developer Burnac Development Corp
Designed by Hariri Pontarini Architects, this luxury development consists of only ten suites and six storeys located on the south side of Davenport Road.  Suites start on the second floor and there is a retail component on the ground floor and mezzaine level.  There are also two levels of underground parking with twenty four parking spaces.  Read More...

10-14 Prince Arthur Avenue

Hariri Pontarini Architects has designed a nine storey luxury condominium to be built on the site that currently houses a 3 storey office building at 14 Prince Arthur Avenue and a two storey historic house at 10 Prince Arthur.  The office building will be torn down and the existing historical structure will remain and be restored and moved south closer to the road.

The seven storey residential condominium of 45 units will feature large terraces and sit on top of the ground and second floors of commercial space. 

Ridpath's Fine Furniture site
906 Yonge Street & 25 McMurrich Street
After consultations with the City and the local community there is a new revised plan for the Ridpath's Fine Furniture Store site at 906 Yonge Street which includes the parking lot at the back of the building accessed from McMurrich Street. Ridpath's Fine Furniture Store has closed and will be replaced by a 23 storey hotel that will incorporate the original 3 storey Tudor Revival style facade of the Ridpath's store. A two storey podium will connect the hotel to the 30 storey residential condominium tower fronting on McMurrich Street.

2 Bloor Street West

In February 2012 City Council approved the project that consists of 3 buildings:

  1. Podium Building, a 7 storey building which includes commercial space at street level, 4 levels of parking above it. The building will also feature 20 residential condominium units known as rooftop villas and house rooftop gardens and outdoor amenity space for condominium residents in the two towers that rise from the structure.
  2. Yonge Tower, a 36 storey residential condominium building at the corner of Yonge and Cumberland Streets with 196 units.
  3. Cumberland Tower, a 48 storey residential condominium building located mid-block on Cumberland Street with 340 units.

1 Thousand Bay Condos
984, 980, 1000 Bay Street

Located across the street from the Sutton Place Hotel, at the south west corner of Bay and St. Joseph Streets, developer Cresford is proposing to build 1 Thousand Bay Street.  The project consists of a 32 storey tower including a 4 storey podium.  The ground floor running along Bay Street will be commercial retail space and above levels will be residential.  Levels 1 to 14 will occupy most of the site while floors 15 to 32 will only occupy the northern half of the lot.
  

Encompassing the lands of 984 and 990 Bay Street, the project means the end for celebrity hotspot Bistro 990, a premiere restaurant for movie stars to dine during the Toronto International Film Festival held each September.

The development consists of 478 units made up 141 bachelor or studio suites, 249 one bedroom units, 75 two bedrooms and 13 three bedroom suites and all units include at least one balcony or terrace. There are 192 parking spaces including 26 spaces for visitor parking.  Amenity space located on the 15 floor will feature an outdoor pool and rooftop terrace.

Currently a parking lot, the site of The Perry condominiums is located near Avenue Road and Davenport at 124-128 Pears Avenue and directly across the street from Pears on the Avenue CondominiumsThe twelve storey condo building will feature two hundred square metres of space for commercial use on the ground floor with forty-five residential condo suites above.  The project will also have parking spots for fifty five cars.  Suites sizes range from the smallest one bedroom unit of 500 square feet to the largest three bedroom unit of 3000 square feet.

Mizrahi Khalili Developments is building a nine storey luxury condominium of thirty-five suites and three townhomes.  The project includes three storeys of underground parking for a total of seventy-nine spots including three parking spots designated for visitors accessed off of Davenport Road.
